Commercial Fixed Wire Testing Explained

Commercial Fixed Wire Testing is carried out to produce an EICR . Before you can be issued with this the report is required upon all the electrical systems within in the fabric of the premises. 


The test will provide you and your business a Electrical Condition Report (EICR), which is also known as the Periodic Inspection Report. It is designed to make sure that there are no faults within the wiring and the installation is compliant with current regulations.


The test looks at the existing state of the wiring, circuits and anything connected to the distribution boards throughout the premises, such as sockets and switches


This is a inspection will highlight any wear and tear, as well as more obvious visual damage.  If any of these faults are found, they will be listed upon the report as codes, C1, C2 and C3

Why is this inspection test required?

It is highly recommended that your all properties have their electrical wiring and installations checked on a regular basis. The recommended guidelines for this include:


  • Industrial properties – recommendations are that business properties have an EICR inspection once every five years
  • Buy-to-let or rented properties – Once every five years or when a new tenant enters the property
  • Domestic properties – Once every 10 years or once a year if the property has a swimming pool.

The EICR will:


• Reveal if any of your distribution boards circuits or equipment are overloaded


• Find any potential shock risks and fire hazards in your installation


• Identify any defective work


• Highlight any lack of earthing or bonding


Tests are also carried out on wiring and associated fixed equipment to check that they are safe.  A schedule of circuits will also be provided, which is invaluable for a property.

What type of Inspection is carried out during the EICR?


The inspection consists of multiple visual inspections and electrical tests and covers all hardwiring such as sockets, lighting, switches, main panels, distribution boards, air conditioning and other fixed components.


To begin with, our engineers will make sure a full diagram of the whole hard wired system is available. If you do not have one already, they will survey the system to create one.


Once this is available they will conduct visual tests to check the condition of the system and identify any risks or hazards.
