Commercial Electrical Testing Explained

We provide a full EICR for establishments within all sectors. Routine inspections enable you to provide a safe workplace for your staff and onsite visitors. Legislations require that all electrical installations are to be maintained and comply with the latest safety regulations, they must be periodically inspected every 3 years for industrial premises and every 5 years for commercial e.g. shops, offices, retail premises. The inspection takes into account all relevant tests and checks on :


  • The function of switches, sockets, and all lighting fittings, and will highlight anything that may need replacing due to age related wear and tear or to bring up to date with today’s health and safety regulations.


  • Suitability of switch and control gear. E.g. old fuse board that don’t comply with current regulation, cast iron switches and round pin sockets.


  • Confirm appropriate wiring systems are being used and are up to date with today’s regulations.


  • Presence and condition of bonding and earthing systems.


  • Circuit loads and ensuring that the correct circuit breakers are in place and doing their job.


How often is this inspection required?

How often should commercial establishments be tested and maintained, from Schools being at every five years to a Swimming Pool at every one year.  For a full explanation please see our frequency table.

Why is this inspection test required?

It is highly recommended that your all properties have their fixed wiring and installations checked on a regular basis. The recommended guidelines for this include:


  • Industrial properties – recommendations are that business properties have an EICR inspection once every five years
  • Buy-to-let or rented properties – Once every five years or when a new tenant enters the property
  • Domestic properties – Once every 10 years or once a year if the property has a swimming pool.
What is an Electrical Condition Report?

An EICR is an inspection on the condition of existing hardwired installations.  This inspection is to identify (In order of priority) any deficiencies against the national safety standard for installations.  The results will be logged onto an EICR.


The EICR will:

• Reveal if any of your circuits or equipment is overloaded

• Find any potential shock risks and fire hazards in your  installation

• Identify any defective work

• Highlight any lack of earthing or bonding

Responsibilities And Requirements For Landlords


Until recently the legal requirements were somewhat confusing and a rather grey area.


Under the ‘Landlord and Tenants Act (1985) landlords must ensure that the installation in a rented property is maintained safely throughout a tenancy.


We now have some clarity and as of July 2020 it is now a legal requirement for a property to be inspected & tested at least every 5 years or change of occupancy.
